Remove Personal Photos

Personal photos can sometimes be distracting for potential buyers. So while your children might be very photogenic, photos of them can actually deter buyers from seeing all the great features your house has to off. Even though you might love taking pictures and being an amateur photographer, make sure any pictures you display during showings don't have people in them. Otherwise, it can be too personal for a house that's up for sale.

Paint

Putting a fresh coat of paint on the walls of your home is always a good investment when you're planning on selling your home. When you're focused on making the effort to bring in buyers, consider a flat paint for areas where people will be relaxing and resting. For common areas where there will be more action, a satin paint is a better choice. A satin finish is much easier to clean, making it a popular choice for rec rooms, family rooms, playrooms, kitchens, and other places where something could get spilled or splattered.

The quickest and least expensive way to update your kitchen is by replacing the cabinet hardware and painting. Try choose a neutral color, so buyers have a blank canvas where they can picture their own style and think about upgrading appliances to really add value to the space.

Get Real About Pricing

With all the new apps and internet web sources,buyers today are more educated than ever when it comes to the comparable sales in the area. That can have a huge influence in the pricing of your home and what buyers think is fair. To make things competitive and get your house sold, have your agent locate the sales prices of the three homes in your area that are the most similar and that have sold recently. Set your price 10 to 15 percent lower than that, if you can. You'll get more showings that way, and may even end up in a bidding war. Those do still happen.

Light can play a big part in selling your home. You will want to maximize your available light that is coming in. It's the next best thing, after location, and it's something that nearly all buyers are looking for. Good light is essential, and you can help bring it in by taking down heavy drapes, cleaning windows thoroughly, changing out lampshades, and using higher-wattage light bulbs. If you have a lot of bushes and trees around your home, consider cutting them down or back to allow more light in. A bright, cheerful house is going to sell easier and quicker.

Clear Away All Clutter

A cluttered house could chase buyers away. They want to see the house itself, not the stuff you have in it. It's better to take out and hide extra electronics, collectibles, personal awards, and photos. Clean off countertops and take extra items off walls and shelves. Make things look neat, clean, and streamlined. When there's too much personal clutter, buyers can't see past your personal style and can't picture themselves living there. When you take yourself out of the picture, they can imagine themselves in the space much more easily.

If staying is unavoidable, consider temporarily stepping out during buyer visits for a smooth and effective showing experience that increases your chances of a successful sale.Buyers aren't comfortable discussing your home when you're standing right there. They generally won't stay more than five minutes in a home where the seller can hear them and/or follows them around while they look at the house. In homes where the seller isn't there, clients who see promise in the home will often spend 20 or 30 minutes

The Fragrance

This means keeping it neutral and free from any undesirable odors such as cigarette smoke, pet scents, or lingering cooking smells. Aim for a fresh and odor-free atmosphere, so it's best to tone down the use of scented candles and potpourri. Address the source of any scent problems by getting the HVAC system cleaned, thoroughly scrubbing the house, replacing old carpeting, and smoking outdoors. By taking these steps, you'll create a welcoming environment that leaves a positive impression on potential buyers.
